How will we sell your property?
We will visit your property for a Free Market Appraisal and advise you of the best way to present it, in order to get a captive audience and sell effectively.
We will let you know the Market Value of your property which we assess in various ways taking into account location, comparable property sales, condition, size and age of your property. We obviously take into consideration supply and demand factors for property within your area, along with financial assessments of the property market.
When you instruct us to sell your home you will be given the opportunity to read a full set of our 'Terms and Conditions of Business' before signing and returning them to us. We then proceed to the next step. Avante Estate Agents Ltd can organise the processing of your Home Information Pack and provide an Online Conveyance Service, should you so wish.
At Avante we believe in 'clarity'. We have designed our Brochures for advertising your property clearly and simply. We do this by utilising a Floor Plan Facility and Large Clear Photographs.

We Carry Out Viewings by appointment only, to fit in with your lifestyle. We will contact all applicants on our mailing list who have requirements that match your property and invite them to view. This makes people feel that they have an exclusive view of your property before the marketing hits the press and the web site. We can't guarantee that everyone will want to buy but we can maximise the chances of finding a buyer who is able to proceed. We give you Feed Back on the outcome of the viewings undertaken.
When we receive an Offer, we will contact you by telephone to inform you and put the offer in writing with 24 hours. We are here to Negotiate on your behalf and will seek to get the full asking price, but obviously realising that most people wish to make an offer we will advise you on whether we think it is acceptable or not. At the end of the day it is entirely up to you whether you accept an offer and we are here to help.
Once you accept an offer we will proceed to contact all parties in the transaction and can offer you our Conveyance Service. This Service will allow you to keep up to date with progress of your sale on line, however if you wish to instruct your own solicitor we keep in regular contact updating you on the sale progress. We are here to keep you informed and help with any problems that may arise.
When your property is due to Exchange although you are nearly there, we don't just forget you! We are here to arrange a suitable completion date for all parties. On Completion we will arrange for keys to be released to the new owners and dispatch our invoice for payment of our very reasonable fee!
